The challenge
Crunchy schedule, in-country steel stock, and staged handover demands in 6 different tenancy areas in an urban massive core.
Zero float 26 months window of structural works.
Structural steel was purchased in several mills when it was in short supply after the pandemic restrictions. Structural steel was purchased in several mills when it was in short supply after the pandemic restrictions.
6 tenancy zones were given away on different dates without interfering with occupied floors.
Our approach
In month two, we implemented an integrated digital twin that allows real-time tracking on progress as per the BIM milestones. Key subcontractors were incorporated into a special procurement team to pre-empt delays in the delivery of material. The structural and MEP teams were on overlapping shifts in order to shorten the critical path by 10 weeks.
The outcome
The project was completed at a significant rate 5 days earlier than the agreed date. The 6 tenancy zones were all delivered on time and the building was certified under the LEED Gold standard, the first in the Midtown corridor to do so under the v4.1 standard.
“The team didn’t just build a tower. They built our confidence in what’s possible when project management is genuinely world-class.”
