The challenge

The logical decision to operate three construction stages at the same time, with tenants moving into Phase 1 ahead of Phase 2 topping out, was made in one of the busiest logistics routes in the country.

Our approach

There was a special Phase Interface Manager who communicated all activities across zones. Operation tenants were shielded by noise and vibration barriers. The simulation of crane scheduling was completed 4 weeks ahead based on the 4D sequencing software attached to the live project timeline.

The outcome

None of the three phases experienced a tenant disruption incidence. Energy modeling provided 24 percent reduction over the baseline and the project was completed without liquidated damages. Achieved LEED Silver.
